Commissioning -2

CX-2 is the commissioning module that continues on with most, if not all the documentation standards pertinent to the Construction Phase commissioning process and LEED commissioning requirements leading up to the FPT (functional performance test) system demonstration. These documents follow industry guidelines but go beyond standard practice to provide the most comprehensive set of documents to be used job after job.  Electronic formatted for computer tablet of laptop use in the field, these Microsoft Word and Excel documents are created for quality control of the “system readiness” part of the commissioning process.

Based on experience and time-tested, these documents and individual equipment checklists can be edited on a job-by-job basis to assure the contractor will provide the pertinent startup data necessary to confirm system readiness and help the contractor to be prepared to move into the next phase of commissioning, the FPT system demonstration.

When used, each document provides the means to track, monitor, and offer for signoff by the trades who make up the Commissioning Team.  Cx-2 provides the actual business tools to be able to deliver the process that include the following:

• Commissioning Meetings (4-documents)

• Field Visits (3-documents)

• Commissioning Test Plan & Schedule (1-documents)

• Logs (9-additional documents)

Cx-2  can be specified in the commissioning specification as a trade contractor requirement to complete and sign-off each applicable document (HVAC, Plumbing, & Electrical) leading up to the FPT system demonstration.  These inspection checklists can also be linked to the facility manager’s computerized maintenance management software (CMMS) system asset database for future use when assessing existing conditions in the future
