Commissioning -3
Cx-3 is the first of its
kind
design software that allows the user to write a detailed sequence of
operation with the Commissioning Functional Test format. ATC/FPT all in one! Functional
Performance Test narrative module for documenting the verification
demonstration process.
Truly unique in its format, Cx-3 is cost-effective when it comes to drafting
the system function narratives beginning in the "Off" mode and then edited
for all the other pertinent modes of operation (i.e., On-Maximum Cooling,
Airside Economizer, etc.). Applicable for use in producing the building
system sequence of operation, this process inherently becomes the method by
which the contractor will demonstrate the system to the commissioning firm
and the facility operation group when it is time to operate the system.
Through a combination of equipment and device CAD icons, this standardized
text can be edited by the design engineer or the commissioning engineer and
included in Division 18000, Part 3-Execution. The process is easy,
efficient, and based on a time management process both when creating the
functional performance test narrative and when observing the pass-fail
system demonstration.
In the construction phase, it is ideally suited for downloading into a
laptop computer for effectively documenting the results when observing the
system demonstration. Cx-3 includes a "pass-fail" check box for each
equipment and device "reaction" to a system "action" (i.e., VAV with Heat
Terminal is in the heating mode of operation). "Failed" devices are linked
to an Excel "Corrective Act Log" to track deficiencies. This program can also be applied to electrical, plumbing, fire
protection and process system flow diagrams.
An additional benefit of Cx-3 is each Sequence/ Flow Diagram can be printed
out and placed in an operator's handbook for training or located at the unit
for quick reference.
Cx-3 differentiates itself from any other method of writing functional
performance test narratives because it is simple, standardized and rounds
out the entire Commissioning 1-2-3 application beginning in the design phase
through the warranty phase. It is also ideally suited for trouble-shooting
problematic systems, retro-commissioning and re-commissioning a building
system.
